One professional standard — from the family home to the largest site

Whether it's a logistics hub, a restaurant, the communal areas of an apartment block or a flat, the principle is the same: inspection, risk assessment, well-placed control points, monitoring and documentation. The scale changes. The standard doesn't.

Warehouse with pallets and racking

Warehouses and logistics hubs

Gnawed packaging, droppings around loading bays or activity in storage areas are reason enough to act. We build control around the perimeter and the risk points, number the stations and document every visit, so the system is traceable, manageable and inspection-ready.

Storage area in a food production site

Food production

Regulation (EC) No 852/2004 requires adequate pest-control procedures in food premises. We build and run the system for you — site plan, monitoring, service reports, traceability and the documentation required for the products used.

Ready for BFSA, RZI and audits
Office with workstations

Office buildings and complexes

We work discreetly in service, technical and shared areas. We set up a clear control system with marked points and consistent monitoring. After every visit you receive a report on the activity found and the action taken.

Professional restaurant kitchen

Restaurants and hotels

Control starts outside — around bins, back doors and other risk points — before rodents reach food storage and preparation areas. We work discreetly and traceably, in step with the way your business runs.

Entrance to a residential building

Communal areas and basements

We treat communal areas with protected, fixed bait stations placed according to the activity found. The building manager receives a service report, a plan of the control points and specific recommendations for stopping rodents getting back in.

Residential apartment block

Flats and houses

We establish which rodent you have, where it gets in and which routes it uses. Then we set up control at the right points and show you what needs to be sealed or changed to reduce the risk of a return. We never scatter rodenticide loose around your home.

Inspection · what the specialist looks for

Rodents rarely show themselves. Their traces do.

You don't need to see the rat or mouse itself. During a professional inspection we look for signs of movement, feeding, nesting and access to the building. You can spot many of them yourself.

The method · three lines of defence

We stop rodents on their way in. Three lines of defence against rats and mice.

Every site starts with a risk assessment and a site plan of control points. The three lines work as one system: control outside, protection of the building, monitoring inside.

01

Perimeter

We place external tamper-resistant stations along identified routes and risk points around the property — bin areas, green spaces, fences, gates and other likely access points. The aim is to detect and control activity before rodents reach the building.

  • External control points
  • Risk routes
  • Entrances and gates
02

Entry points

We inspect external walls, loading bays, doors, drainage and all service openings. We mark the places that need sealing or protecting — gaps, openings around installations, spaces under doors and damaged grilles. For mice, even a gap of about 6 mm — roughly the width of a pencil — can be enough to get in.

  • Bays and doors
  • Service openings
  • Sealing points
03

Internal monitoring

In sensitive interior areas, especially around food and production, we take a risk-based approach — mechanical traps, protected devices and monitoring tools with no active substance where applicable. The aim is not simply to react to a rodent, but to establish where the system was breached and why.

  • Monitoring without loose rodenticide
  • Mechanical methods
  • Early detection of activity

Every control point is numbered and marked on the site plan. At each service visit we record its condition, any activity found and the action taken. That way we track the trend over time instead of relying on guesswork.

The process · five steps

From the first inspection to traceable control

Professional rodent control is not just putting down bait. It is a structured process — inspection, plan, control points, monitoring and documented results.

For homes The principle is the same, the scale is smaller. In a flat or house, the initial inspection, the placement of control measures and the sealing recommendations can often be done in a single visit. Follow-up control depends on the individual case.
01

Inspection and risk assessment free · no obligation

The specialist inspects the premises from the outside in — potential entry points, food and water sources, shelter and signs of activity. We identify the type of rodent, likely routes and risk areas. After the inspection you receive a clear scope of work and a quote. No guesswork, and no arbitrary price over the phone.

An accurate quoteRisk assessmentRecommendations
02

Site plan

We decide the position of each control point according to activity, risk areas and the layout of the premises. Each point gets its own number. This sets one standard for every later visit and full traceability of the system.

03

Placement and access control

We install and secure suitable stations and control measures according to the area, the risk and the applicable requirements. At the same time we note the structural gaps rodents can get through. You get specific recommendations on what needs sealing, and why.

04

Monitoring and servicing

On the agreed schedule we check every control point and record activity. If the situation changes, we adapt the system — position, number of points, method or frequency of control. If you report a problem between planned visits, we respond as a priority.

05

Documentation and reporting

After each visit you receive a service report covering what was done, the activity found and our recommendations. The data lets you track developments by zone and over time. Under a service contract, the documentation is organised so it can be presented easily at an inspection or audit.

Lockable bait station with a key — the bait is inside, out of reach of people and non-target animals
Lockable bait station · opens with a key
Safety · by design

Rodenticide stays in a protected station. Never loose on the floor.

Ordinance No. 1 of 05.01.2018 requires that, when biocides are used for rodent control, they are placed in specially marked bait boxes, fixed in position at the locations set out on the site plan. That is exactly how we work.

1

Locking mechanism

The station opens with a special key. Its design is intended to restrict unauthorised access to the contents.

2

Protected bait

The bait is placed and secured inside the station in line with its design and the requirements for the product used, reducing the risk of spillage or of it being carried away.

3

Protected entrance

The design lets the target rodent in while keeping people and non-target animals away from the bait. In sensitive areas we use suitable mechanical or monitoring methods, depending on the risk.

4

Fixed and numbered

Every station is fixed in its designated spot and marked with its number from the site plan. The products used are applied in line with their authorisation, label and safety requirements.

Control doesn't end once the stations are in place

At each service visit we check for activity, bait take, catches and other signs. If rodent carcasses are found, they are removed and handled in line with the established procedure, and where necessary we advise on safe cleaning of contaminated areas.

What Ordinance No. 1/2018 requires In rodent control, biocides are placed in specially marked bait boxes, fixed in position at the locations set out on the site plan. Placing rodenticide loose outside such a system does not meet these requirements.

Questions

Frequently asked questions

Here are answers to the questions our customers ask most.

We can usually arrange an inspection within 24–48 hours, depending on workload and the location of the premises. If you have an active problem at a food business or another high-risk site, the request is handled as a priority.

Yes. The specialist inspects the premises, identifies the rodent, the likely entry points and the risk areas, and presents you with a proposed solution. If you decide not to go ahead, you owe nothing for the inspection.

It is a protected box designed for rodent control. When a biocide is used, Ordinance No. 1/2018 requires it to be placed in a specially marked bait box, fixed in position at a location set out on the site plan. That way the bait is controlled, protected and traceable, rather than lying loose around the premises.

The system is built so that access to the bait is restricted as far as possible. We use protected, fixed stations, and the method is chosen to suit the specific area and risk. In food premises and sensitive production sites we apply solutions that meet the requirements for preventing contamination of food, surfaces and products.

Frequency is set by risk and activity. Some sites need monthly servicing, others less often. Where activity is found, the frequency can be raised temporarily until the system shows a lasting reduction in activity, or an end to it.

Documentation is matched to the type of premises and its specific requirements. It usually includes a contract, a plan of the control points, service reports from each visit, information on the products used and the servicing history. If necessary, we also provide any additional documentation required for the particular site or audit.

Rodent control does not usually require a prolonged halt to operations, or leaving the premises for hours. During specific tasks, the specialist will give you precise instructions on access for people and pets to the treated area, based on the method used and the applicable requirements.

A change in activity is often noticeable within the first few days, but the time needed depends on the type of rodent, the numbers, the structure of the premises and the availability of food and shelter. With an established population, control often takes several weeks, plus follow-up monitoring. Sealing the entry points greatly reduces the risk of rodents getting back in.

Yes. Behaviour, size, routes and reaction to new objects all differ. A house mouse can use openings of around 6 mm, while rats need larger gaps. Rats are often more wary of new objects, which also affects how we control them. That is why a professional inspection starts by identifying the species and analysing the signs.

They shouldn't be treated as a reliable way to control an established population. There is little evidence that ultrasonic devices can permanently drive established mice or rats out of a building. Pets may catch the odd animal, but they usually don't control the population in the hidden parts of a building. A lasting approach combines inspection, access control, removal of attractants, suitable control methods and follow-up monitoring.

Yes. In Sofia, Plovdiv and Pernik and the surrounding areas we work with our own teams. For more distant addresses, terms depend on the distance and the scope of the service. We can also service contract sites in other parts of the country — on prior enquiry.

Yes. For business premises we offer contract-based pest control with a defined scope, schedule and responsibilities, and we issue a VAT invoice. For residential properties and owners' associations we also provide the necessary payment documents. Card payments are accepted too.
