How we work at Preventa

Clear, step by step: from the diagnosis to the final check.

01

Free inspection of the whole building

An expert walks through the stairwells, basements, heating substation and roof space. They locate the infestation hotspots, assess the state of hygiene and the level of risk, and draw up an accurate, priced plan. The inspection is completely free, with no obligation, and takes about 15 minutes.

02

Insect control in stairwells and communal areas

We treat the landings, stairwells, shafts, the lift shaft and every route crawling pests use to get around. The products are long-lasting and certified for residential use.

03

Rodent control with professional bait boxes

We install professional lockable bait boxes, fixed with screws in basements and utility rooms. This is required by law and is the only safe way to place rodenticides in a residential building. Scattering loose poison is strictly prohibited.

04

Treatment of basements, the heating substation and roof space

We finish with a thorough treatment of the utility rooms, which are often overlooked — yet they are the main source of damp and nests, and the way in to the flats. When we are done, you receive a service report and maintenance guidance.

−24 € 05

Discounted treatment for residents' flats

On site we can discuss an additional cockroach treatment in the flats of any residents who want one. If it is booked on the day the communal areas are treated, every flat gets €24 off the standard price — residents pay only €35 for 1 treatment and receive a 6-month unconditional guarantee.

This way the problem is tackled more comprehensively — both the communal areas and the individual homes where there is activity or a risk of re-infestation are treated.

Rodent control done properly — only with locked professional bait boxes

Under Ordinance No. 1 of 05.01.2018 on the conditions and procedure for carrying out disinfection, insect control and rodent control, rodenticides may only be placed in specialised lockable bait boxes, firmly fixed to the base. Scattering poison in piles or leaving open sachets in communal areas is prohibited, unprofessional and dangerous for children, pets and non-target animals.

Illegal

Common practice among pest control firms

  • Scattering rodenticides loose across floors, basements and communal areas
  • Leaving open sachets of poison in accessible areas
  • Using boxes with no lock, or plastic saucers
  • Charging separately for bait boxes, or “conveniently” leaving them out
  • No clear plan or service report showing the points placed

Dangerous for children, pets and non-target animals. Falls short of the professional standard for safe rodent control.

vs
Preventa

How Preventa works on every site

  • We install professional lockable bait boxes — FREE
  • The boxes are firmly fixed to a wall or floor — they cannot easily be opened or moved
  • The bait boxes are included in the price, with no extra charge
  • We draw up a layout plan based on risk, rodent routes and activity
  • We leave a service report setting out the scope of the treatment and the control points placed

Preventa offers professional rodent control with protected boxes included — a safe, legally sound and genuinely controlled solution.

Don't accept quotes that involve “scattered poison”. It puts residents, pets and the owners' association at risk.

Book a free inspection

The only company offering a free inspection of the communal areas

No serious treatment of an apartment block starts without an on-site inspection. It is the only way to establish the actual condition of the stairwell, basements, heating substation and roof space, locate the infestation hotspots and draw up an accurate plan.

Our inspection is completely free and carries no obligation whatsoever for the building manager or the residents. You receive a clear quote, a clear scope of work and specific recommendations tailored to the building's actual situation.

Thorough walk-through of the building

We inspect the stairwells, basements, heating substation, loft space and shafts. We identify the risk areas and the “highways” pests use.

A clear treatment plan

You receive a written plan setting out the scope, the number of treatments, the points where bait boxes will be installed and maintenance recommendations.

An exact price after the inspection

We don't give ballpark figures “over the phone”. After the inspection you receive a final price based on the size of the building, the number of floors and basements, and the real situation.

Discounts for residents

On site we discuss service plans and group discounts for flats that also want treatment inside, so the problem is tackled as a whole.

How much does it cost to treat the communal areas?

You will get an exact price after a free inspection on site — with no commitment and no hidden fees. The quote is set individually, based on the size of the building, the number of floors, basements, utility rooms, roof space, heating substation, level of infestation and state of hygiene.

After the inspection our specialist prepares a clear written quote setting out the scope of work, the number of treatments and the points where the bait boxes will be installed. The boxes are always included in the price and are not charged separately.

This gives the owners' association accurate information and lets it make its decision calmly at a general meeting.

Free inspection of the communal areas

We walk through the building, locate the hotspots and give you an exact quote on the spot.

Bait boxes included

Professional lockable boxes — always at no extra charge.

Discounts for residents

€24 off when the flats in the building are also treated — €35 for 1 treatment with a 6-month unconditional guarantee.

Certified products + service report

Products suitable for residential buildings and clear ventilation instructions. You receive a service report for the work done and the points where boxes were installed.

Communal area treatment — why it matters so much

The communal areas of apartment blocks are among the most common starting points for the spread of cockroaches, rodents, ants and other pests. The reason is simple: basements, shafts, stairwells, heating substations, roof spaces and sewer connections often create a shared environment in which pests hide, breed and move on towards the flats.

When the source of the problem is in the communal areas, treating a single flat often gives no lasting result. Pests can return from the basement, the service shafts, the sewer or neighbouring untreated areas.

That is why professional treatment of the communal areas is not just “spraying the stairwell” — it means tackling the building's risk points comprehensively.

The most common risk areas

Basements and cellars

Damp, dark, full of stored items and difficult to keep under control.

Heating substation

A warm, damp environment that suits cockroaches and rodents.

Service and inspection shafts

Hiding places and routes between the floors.

Stairwells and landings

Points of contact between the floors and the flats.

Loft space

An often overlooked area — shelter for rodents, birds and insects.

Areas around the entrance and the bins

A food source and a constant risk of re-infestation.

What professional treatment includes

In an apartment block, Preventa treats the accessible communal areas and risk zones, depending on the specific building:

  • Landings and stairwells
  • Basements and cellars
  • Service and inspection shafts in the communal areas
  • Areas around the lift and the lift shaft (where there is access)
  • Heating substation
  • Roof space (where accessible)
  • Other shared rooms where pests could hide or travel through

The scope is determined after the inspection, because every building has a different layout, access and level of risk.

Bait boxes — included in the price

For rodent control in apartment blocks, Preventa installs professional lockable bait boxes. They are firmly fixed at strategic points according to risk and rodent movement.

The boxes are included in the price of the service and are not charged separately. For us this is not an add-on, but the standard for safe, professional rodent control.

Why poison must not be left lying around

Under the regulations and good professional practice, rodenticides must not be left freely accessible in communal areas. Leaving poison in saucers, open sachets or scattered heaps is dangerous and unprofessional.

This creates a real risk for:

  • Children
  • Pets
  • Non-target animals
  • Residents of the building
  • The owners' association, in the event of an incident

A professional box protects the bait, restricts access to it and allows proper control at every follow-up check.

Which pests are most often found in apartment blocks?

Cockroaches

German cockroaches prefer warm, damp areas around pipes, shafts and heating substations. Oriental cockroaches are more often found in basements, cellars and cooler rooms.

Rodents

Rats and mice look for dark, quiet, damp places with access to food. Basements full of stored items, openings to the sewer and poor hygiene create ideal conditions for them to settle.

Ants and other crawling pests

In the warmer months ants, woodlice, spiders and other crawling pests can appear in the communal areas — especially with damp, cracks and food residue.

  6. 06

    Maintenance

Under a service plan we carry out periodic treatments, check the boxes and renew the bait when needed.

How often should the communal areas be treated?

The frequency depends on the size of the building, its state of hygiene, whether there are basements, a heating substation or roof space, and the history of pest problems. For most apartment blocks we recommend preventive treatment 2 to 4 times a year. For an active problem or high risk, a service plan is the better choice — it provides constant control, rather than reacting only after the problem returns.

Recommended
4×

Once a quarter

For an active or recurring problem.

2×

Twice a year

Standard prevention for well-maintained buildings.

1×

Once a year

A minimal preventive measure — not enough against an active infestation.

What the owners' association can do

For a lasting result, treatment should be combined with good upkeep of the communal areas:

  • Regular cleaning of basements and stairwells
  • Removing food waste
  • Restricting pests' access to waste
  • Tidying the basements and clearing out unneeded items
  • Sealing openings, cracks and gaps
  • Controlling access to the roof space
  • Maintaining the heating substation and utility rooms

Professional treatment stops pest activity, while good upkeep reduces the risk of re-infestation.

Frequently asked questions

Here are answers to the questions our customers ask most.

The treatment includes insect control in the accessible communal areas — stairwells, landings, basements, the heating substation, service and inspection shafts in the communal areas, the areas around the lift and the roof space.

Where there is a risk of rodents, we also install professional lockable bait boxes, positioned according to a plan. It all starts with a free preliminary inspection of the building.

Under the regulations, rodenticides must not be placed loose in the communal areas. Poison in saucers, open sachets or scattered piles is dangerous for children, pets and non-target animals.

That is why professional rodent control is carried out with specialised lockable boxes, firmly fixed to the floor or wall. This is a safety standard, not a recommendation.

Yes, always. At Preventa the bait boxes are included in the price and are not charged separately.

The price covers the boxes themselves, the rodenticide bait and, under a service contract, their periodic checking and replacement when necessary. For us this is not an “extra”, but a mandatory part of a professional service.

Call us on +359 879 200 906 or fill in the form on our website. We arrange a convenient time with the building manager or a representative of the owners' association.

On site, our specialist inspects the stairwells, basements, heating substation, roof space and other accessible risk areas. After the inspection you receive an exact quote with a clear scope of work.

Yes. On the day the communal areas are treated, all residents can request an additional cockroach treatment in their flat with €24 off the standard price — only €35 for 1 treatment and a 6-month unconditional guarantee.

This is the best option for an active problem, because everything is dealt with together — the communal areas plus any homes where there is activity or a risk of re-infestation.

Treatment of the communal areas is paid for by the owners' association — most often from the general budget, the “Repair and Renovation” fund, or following a decision of the general meeting.

The building manager, a member of the building committee or any resident who is interested can request an inspection. The invoice is issued according to the method of payment — to the owners' association or to a named person.

It depends on the risk, the state of hygiene, whether there are basements, a heating substation or roof space, and the history of pest problems in the building.

For most buildings we recommend a service plan with 2 to 4 treatments a year. This keeps pests under constant control, instead of reacting only once the problem is already visible.

Yes, when it is carried out professionally and the team's instructions are followed. We use authorised biocidal products suitable for professional use in residential settings.

After the treatment we give specific instructions on access and airing. In rodent control the bait is placed only in locked boxes, so it is not freely accessible to children and animals.

For a medium-sized building the treatment usually takes between 20 and 60 minutes, depending on the number of floors, basements, utility rooms and the rodent control points needed.

We work in an organised way, without disrupting the normal routine of the building. Residents do not need to leave their flats.

Yes. After the treatment you receive a service report listing the work carried out, the areas treated and the products used.

We also issue an invoice and a receipt in the name of the owners' association or a named person. Where rodent control is carried out, we also prepare a plan showing where the boxes and control points are placed.

Because we don't compromise on safety. We offer a free inspection, a clear quote, professional products, bait boxes included in the price and full documentation after the treatment.
